This student residential development sits on an existing student accommodation complex, Live Oasis, in Leeds city centre.

Howard Civil Engineering delivered the substructures and superstructures up to the first level for our new client, Farrans Construction. This work included a reinforced concrete basement, a reinforced concrete frame, ground-floor slab, and a transfer slab. At level one, the tower will then be constructed using a pre-cast concrete solution.

Once complete, this 20-storey tower will offer 210 studio apartments to students in Leeds complete with a gym, meeting rooms, a multimedia room, study spaces, and an eighth-floor roof terrace. 

Live Oasis: Strato is in the busy Arena Quarter of Leeds City Centre, and the site entrance sits on a one-way street. There are also two other projects under construction on the same road, meaning deliveries were coordinated so as not to interfere with local traffic and utmost consideration must be afforded to residents in nearby tower blocks. Offsite fabrication was undertaken in our nearby plant yard and ‘just in time’ deliveries were necessary on this project.

We were also working adjacent to site boundaries which required the installation of specialist temporary support solutions.

Scope

  • Waterproof basement construction incorporating waterproof admixtures and tanking membrane to slabs and walls
  • Exposed feature soffit works to the foyer area which requires complex falsework solution to manage the loads from the double height transfer slab
  • Interface with the precast concrete frame allowing for installation of starter bars to co-ordinate with the wall and column units
